Hi All,
I created a new section called ‘Fraud’ that is focusing on the fraud activities related to real estate. As I plan to get involve more seriously in this soon, so it’s good to know the tricks used by those scammers. I started with the link of one of the famous fraud case in Malaysia.

KWSP Perjelas Syarat Pengeluaran Ansuran Bulanan Pinjaman Perumahan
Kumpulan Wang Simpanan Pekerja (KWSP) hari ini mengumumkan syarat-syarat terperinci pengeluaran untuk membayar ansuran bulanan pinjaman perumahan seperti yang telah dimaklumkan dalam kenyataan media pada 7 September lalu.
Mulai 1 Januari 2008 ahli yang mempunyai simpanan sekurang-kurangnya RM600 dalam Akaun 2 boleh membuat pengeluaran untuk membayar ansuran bulanan pinjaman perumahan mereka.

Saya ada mendapat e-mel mengatakan pelaburan di Amanah Saham Bumiputera (ASB) adalah haram kerana ASB ada membuat pelaburan yang tidak berlandaskan syarak.
Pada mulanya, memang saya kurang percaya, takut ia e-mel palsu, tetapi setelah saya semak dengan e-fatwa di website Jabatan Kemajuan Islam Malaysia (Jakim), ada fatwa yang menyebut tentang pelaburan ASB ini dalam fatwa Hukum Wang Dividen Dan Bonus ASB. Soalan saya:

Pengiraan pengagihan pendapatan (DIVIDEN) ASB adalah berdasarkan purata baki pegangan minimum bulanan bagi tempoh pelaburan sepanjang tahun kewangan.
Pengiraan bonus pula adalah berdasarkan purata baki pegangan minimum bulanan untuk 10 tahun.
Dari segi pengiraan dividen ASB, ia mengambilkira baki selepas 8hb utk setiap bulan dan baki terendah akan diambil bagi bulan-bulan berkenaan. Manakala sebarang baki antara 1 hingga 7 hb tidak diambilkira bagi pengiraan Baki Minimum Bulanan (BMB), dan sebagai makluman cara pengiraan dividen ini yg menarik minat pelabur utk melabur kerana pelabur boleh mengosongkan akaun mereka dlm masa seminggu dan laburkan kembali dan akan menikmati keuntungan dividen yg sama dgn pelabur yg tidak membuat sebarang pengeluaran.

Kalau tak silap saya, belum ada orang yang beri jawapan sama ada untung atau rugi buat ASB loan ini. Jadi izinkan saya berkongsi sedikit pengetahuan saya sama ada elok atau tidak elok buat ASB loan ini.
Analisis yang saya buat ini cuma ringkas saja dan tidak berniat untukmemburuk-burukkan pihak tertentu. Hanya sekadar untuk pertimbangan anda sebelum membuat keputusan untuk membuat ASB Loan (melabur ke ASB dengan duit pinjaman bank).

It’s saturday, and I was on leave for the last 2 day, well, Thursday was a public Holiday, so today I’m sitting in front of my house, surfing the net. My wife and kid are still in bed, and the wind blow swiftly…What a nice day to begin with….
Surfing thru few reformasi sites (I’ve stopped watching TV news a few weeks already), and have a mix feeling about what had happened to Malaysia politics for the last few weeks. One thing for sure, I’ve no regret for the choice I made of who tu rule Malaysia (I meant the states…) We need some fresh bloods to lead us to better Malaysia. I’ll pray to Allah that He will protect us all..InsyaAllah…
Have no plan for today yet, probably will visit my mom in law who live 50 km away, and with good highway access, that will take approx 20 mins or so… Other than that, I guess it’s better not to plan anything, right? Guys, fuel resources is getting low and low nowadays…and costly, Try these tips.
1) Pump up your tyres
Keeping your tyres inflated is one of the easiest and most important
things one can do to improve fuel economy. Saving petrol means saving
money.
If a range is recommended by the manufacturer, the higher pressure should
be used to maximize fuel efficiency. Deflated tyres run hot and
jeopardize safety. It will also cause the tyres to wear out prematurely,
affect the vehicles adversely, and hurt the fuel economy by increasing
the rolling resistance.
Tyres lose about 1 psi pressure per month due to air loss caused by the
tyre hitting holes, bumps and kerbs. Therefore, the tyres should be
checked at least once a month. Just 1 tyre deflated by 2 psi will result
in a 1% increase in fuel consumption.
